Many landlords ignore the possibilities of renting to low income families. This effectively bars your access to the financial support arising from renting to borough council clients who come with built-in guarantees.
Moreover, since the introduction of Local Housing Allowance (LHA) in April 2008 and the introduction of Broad Rental Market Areas, this has become a lucrative source of income. Famously, Ealing Borough was included in the broad rental market area of Kensington & Chelsea, resulting in high rents in a modest area.
Your more modest area may yet benefit from its Broad Rental Market Area and it is worth examining the scale of rents that apply. Examples will be given.
